What kind of buyers go out shopping during the fall/winter months? Are they more serious/motivated?
The buyers out during this time of year were most likely unrealistic to the actual cost or values of homes in a particular area and have come to realize the true values through trial and error. They may have lost out on homes during the spring and summer due to the competition. They most definitely are very serious buyers.
What advice do you have for sellers that can help them list/sell a home faster and more successfully during the fall/winter months?
First of all hire a professional realtor. Since real estate is a local in nature it is important to hire a professional that can help you to price the home appropriately for your market. You should have realistic expectations and a plan of action with your agent.
That being said our family loves to decorate for the holidays so I empathize with homeowners that are selling at this time of year.
Homes well decorated feel good especially during the holiday season. My advice would be to stay as neutral as possible. If you are for sale during this time of year, recognize that you are for sale and try to tone down decorating a bit. Remember you are selling and your home and it needs to appeal to everyone. That can be a difficult thing to do because your home is so personal especially during the holidays.
Try to be objective and put yourselves in the buyer’s shoes. How would you like to feel when you walk into your home?
Make it inviting. If it’s cold outside, make arrangements to have the heat on. Have all the lights on and soft music playing in the background. Be conscious of the smells in your home due to candles, air fresheners, food cooking, pets etc. This can turn off a buyer immediately. If you feel its necessary, be consistent with candles scents throughout your home.
Think of how nice it feels to walk into a staged home. This is no accident. Most people cannot stand clutter so simple and clean is highly appealing.
Try to be flexible it is a stressful time of year for all.
Build a vision board and focus on the goal of selling your home successfully. Stay positive and envision the new home you will be living in soon enough.
