Tampa is a gem of a city: sunny, full of character, and home to everything from luxury highrises to laid-back diners. For decades, people have moved to the region for its diversity, lifestyle, and economic opportunity – especially during the pandemic. From January 2020 to May 2022, prices jumped by 172% (compared to 149% nationally). 

But with its appeal comes growing risks that are now weighing on the housing market. Climate change is increasing the frequency and severity of flooding and hurricanes, which has begun keeping more homebuyers away from the city. Paired with a growing backlog of unsold homes, it’s no surprise that prices have fallen for the past six months.

Still, there are plenty of luxury buyers looking for pristine waterfront estates. And unlike condo-heavy cities like Miami, most luxury homes in Tampa are single-family houses – usually in the Davis Islands or Sunset Park neighborhoods.
